Cleaning Property, getting consistenct with l/l and tenants.

I am interested in what other PM's do between lettings so the proeprty is presented consistently clean. Lets start at the begining, i am often surprised at the condition the landlod gives us the property to rent out, dusty, bathrooms not cleaned(not filthy but scum marks etc), cupboards not...
