What do you put in your lease agreements?

Hi All,Just curious what you put in your lease agreements when signing up a new tenant? The RTA has a standard agreement (http://www.rta.qld.gov.au/zone_files/eforms/18a_form18a.pdf) which covers essentials like rent payments/pets/repairs etc, but can you put in "no smoking in the premises", or...
